  1. In a medium saucepan over medium heat, melt butter. Stir in brown sugar, corn syrup, water and condensed milk. Cook and stir until thickened. Remove from heat and stir in vanilla.

This is good, and certainly a quick and acceptable substitute for the real deal made with heavy cream and sugar, but with all the brown sugar, corn syrup and sweetened condensed milk it is more ...

I stirred this constantly on medium heat and it thickened for me perfectly right as soon as it started to bubble. My family raved about it. WONDERFUL Thank you for the recipe!!

this sauce was really good when it was just removed from heat, but when it cooled, it tasted like plain sweetened condensed milk.
